As a construction manager, L.F. Driscoll is a guide. We act as the liaison
between the client and those who bring the project to life. We assure that
each endeavor undertaken is a work of quality and value that is completed
safely and on time. We make the client's vision reality by assuring these
cornerstones through each step of the way, being an integral player from
the initial concept through occupancy.
During the design stage of a project, L.F. Driscoll acts as a
consultant, advising the owner and architect on construction issues such
as the availability of experienced construction labor, the ability of
the local construction industry to handle particular construction
techniques and the cost and availability of building materials. This
consulting begins early and usually occurs throughout the design phase.
Normally we prepare cost estimates at several phases of the design
process. L.F. Driscoll also provides advice on alternative design
approaches and building systems.
L.F. Driscoll prepares a delivery schedule, working with the owner and
architects to provide detailed schedules of the design, procurement,
construction and move-in phases of the project. As the project progresses,
we monitor the schedule, looking ahead for potential roadblocks that might
delay project completion and develop solutions to any problems that may
arise.
L.F. Driscoll also packages work so that there are no overlaps between trade
contracts. When the project nears the procurement stage, we advise on the
list of acceptable bidders, market the project to the local construction
trades, receive and evaluate the bids received and then recommend contract
awards to the owner.
When construction begins, we have an on-site staff that includes a
superintendent (an experienced, mud-on-the-boots builder) and a project manager,
who is involved throughout the design and bidding stages. The project
manager is also the main contact for the owner. In effect, L.F. Driscoll acts
as the client's agent, advising the owner and architect on everything from
contractor pay schedules and change orders to checking on construction quality
and arranging demonstration sessions for the owner's operating and maintenance
personnel.
